Urban redevelopment in industrial estates

 

On the way to a future-proof and sustainable strategy for a new transformation task

Industrial estates in Germany are getting on in years, and at the same time have to meet a variety of new requirements. Changes in production, new demands on working conditions and climate-related adjustments are just a few of them. Structural, technical and functional conversion to a sustainable part of the settlement area is the task. In the future, it will therefore be necessary to set up appropriate municipal development concepts that meet the criteria of sustainable transformation.

The aim of the project is to structure the requirements and contents of such concepts and to test them in an exemplary way. A multi-criteria survey and evaluation matrix is to enable a targeted and strategic development of industrial estates as a result. It is intended to show the need for action in the various relevant areas, and thus structure and identify the planning needs for action. In this process, central key figures of the industrial estates and their embedding in the larger urban development context are mapped.  In addition, local evaluation criteria and thus e.g. individual requirements are to be included. In this way, different development paths can be qualitatively assessed and prioritised in order to meet the target dimensions of ecological, economic and social sustainability.

For the state, cities and municipalities, the strategy to be developed for the renewal of industrial estates can serve as a central tool: Firstly, it will enable a comparative analysis of the different industrial estates in a city or municipality. It becomes clear at a glance in which areas there is potential and need for development. Secondly, it shows which measures are already being successfully implemented. Their longer-term effects are recorded quantitatively. Thirdly, this enables the accelerated diffusion of successful measures. Fourthly, data already collected in various departments within the city and municipal administrations are integrated into the matrix and gaps in the data collection are revealed. This enables a comprehensive and superordinate approach. All in all, this enables criteria-based investments in sustainability transformation and the attractiveness of industrial estates.
